Q: Are the Buy to Let properties that I am purchasing Off Plan?
A: No. Our investment properties are market value properties which will be ready for occupation within 12 weeks.
Q: Who are the builders for my Buy to Let property?
A: We only deal with recognised builders and ensure that all properties are backed by NHBC.
Q: Are your Investment Properties at a fixed price or offers over?
A: All our investment properties are at a fixed price.
Q: Where are all your Buy to Let properties located?
A: We only offer investment properties located throughout the UK in areas which offer high capital growth and rental yields.
Q: How much is my reservation deposit for my Buy to Let Property?
A: This varies from each builder and can be anything from £2,000 to £5,000. This payment is deducted from your final balance on completion.
Q: How is my 2 years rental guarantee paid for my investment property?
A: Your guaranteed rental income is 15% of the purchase price over the first 2 years which is paid monthly in arrears. We charge you a reduced letting and management fee of 12.5% from the guaranteed rental income per month for your buy to let property.
Q: Are there any hidden catches for this buy to let offer?
A: That is simple, there isn't one! All our terms are clearly laid out on our website.
Q: What fee's am I liable for during the 2 years you have management of my investment property?
A: You are responsible for the service charges (Factor Fees), the council tax and utilities are paid by our tenants once they have been placed within your investment property.
Q: Who are the prospective tenants that you will place in my buy to let property?
A: We aim to obtain corporate letting clients as these are more suited to our business.
Who owns the furniture in my buy to let property and what is the cost for the furniture package?
A: The furnishings belong to you and are provided by Clear completely free of any cost to you.
Q: What happens after my contract with you ends and can I inherit the tenant that is currently letting through Clear Property Investment??
A: We shall contact you 90 days prior to your contract ending to ensure a smooth handover and we are more than happy for you to inherit the tenant that Clear has found for your buy to let property.
